The Messaging plan costs $28 a month billed yearly or $30 monthly for a single listing and automates guest messages and reviews across Airbnb, Vrbo, Booking.com and Google, notifies cleaners by SMS or email, translates guest messages and puts everything in a unified inbox and mobile app. Pro, from $30 a month billed yearly, adds real-time calendar sync to prevent double bookings, smart pricing and availability rules, multi-user access, AI-personalized replies, Google Vacation Rentals and a direct booking website. Smart lock codes are $3 a month extra. Host Tools publishes total account prices for every listing count from 1 to 134, so the cost is easy to forecast. The tradeoff is scope: it does not document the owner statements, trust accounting or task boards that managers of other people's homes need.
