Propertyware, part of RealPage, is built for single-family rental portfolios that need a system they can tailor. Basic costs $1 per unit a month with a $250 monthly minimum, Plus costs $1.50 with a $350 minimum and Premium costs $2 with a $450 minimum, and each adds an implementation fee of twice the monthly subscription. Plans include global customization and reports, marketing, owner and tenant portals, maintenance, accounting, screening, payments, unlimited support, storage and online training, with two-way texting, eSignature, inspections, maintenance projects and vendor portals marked by plan. Add-on services include a maintenance contact center at $1.10 per unit, a leasing contact center at $2.85 per unit and professional websites from $99 a month. An enterprise API costs $1 more per unit on any plan. The minimums and start-up fee make Propertyware a poor fit for very small portfolios, and transaction fees apply for screening and payments.
