Yardi Breeze brings the accounting depth of a large vendor to smaller residential portfolios at a low price. The standard Breeze plan costs $1 per unit a month with a $100 monthly minimum on an annual agreement, and Yardi charges no onboarding, training or support fees. Accounting covers payables, receivables, general ledger, escrow and trust accounts, budgets and 1099 e-filing. Leasing tools post units to RentCafe.com and other listing sites and handle online applications, screening and leases, while residents can pay by debit, credit card, ACH or cash at PayNearMe retailers. Owner tools produce pro rata statements and share reports by email or a secure portal. Breeze Premier, with a $400 minimum, adds menu-level security, invoice approval workflows, a CRM queue, state-based lease documents, job costing and custom financial statements. The annual contract and a lighter set of published AI features are the main trade-offs.
