Stessa started as a free bookkeeping tool for rental investors and now covers leasing and rent too. Essentials is free for unlimited properties and includes automatic bank feeds, basic reports, vacancy marketing with Zillow syndication, applications, tenant screening, online rent with autopay and late fees, and maintenance requests. Manage costs $12 a month billed annually and adds a Schedule E report, 60+ legal forms, unlimited state lease agreements, one e-signature a month, faster rent payments and priority chat. Pro, at $28 a month annually, adds unlimited portfolios, advanced reports, budgeting and pro-forma analysis, unlimited receipt scans, seven e-signatures a month and phone support. Stessa banking pays interest on balances, with the rate tied to plan and balance. The main limits are on the leasing side: lease templates cost $15 each on the free plan and e-signature allowances are small.
