9 Best Property Management Software for Small Landlords of 2026
By the TopToolAdvisor research desk · Updated November 6, 2026 · Next review December 21, 2026 · 9 products scored
Our pick in brief
TurboTenant is the best starting point for most small landlords: its free plan handles listings, screening and rent, and paid tiers are priced by unit band rather than per unit. RentRedi is the pick if you want everything in one app at a flat $12 a month annually, and Avail is the best free tool for state-specific leases. TenantCloud and Rentec Direct suit landlords who want deeper accounting and room to grow, Landlord Studio and Stessa focus on bookkeeping and tax reports, Baselane puts each property in its own bank account, and Hemlane adds repair coordination for remote owners.
Quick answer
TurboTenant is the best property management software for small landlords who want listings, screening and rent collection free in 2026, with Essentials from $149 a year for up to 10 units; RentRedi suits landlords who want every feature at one flat $12 a month on the annual plan. Avail's Unlimited plan costs $0 for any number of units, and Unlimited Plus is $9 per unit a month.
This list is for landlords who own one to roughly ten rental units and manage them themselves: posting vacancies, screening applicants, signing leases, collecting rent and keeping records for taxes. We compared documented features and published prices for 9 tools and scored each on features, ease of use and value. Prices are the cheapest paid plan in US dollars as shown on the vendor's own page on the date we checked. Several tools here are free for landlords and charge tenants instead, through screening fees or ACH fees, so look at both sides of the bill before you choose.

Free plan; Essentials from $12.42 a month ($149 a year for 1 to 10 units); Pro from $16.58 a month ($199 a year for 1 to 10 units)
Quoted from the TurboTenant pricing page on November 6, 2026:
Essentials Scale as your needs grow Starting at $12.42/month
TurboTenant ranks first because its free plan already covers the three jobs a small landlord does most: advertising a vacancy, screening applicants and collecting rent online. Listings go to 25+ sites, applications include credit, criminal and eviction checks paid by the renter, and rent comes in by ACH or card with late fees and reminders. Essentials, at $149 a year for up to 10 units, adds unlimited e-signed leases, faster listing review and the landlord forms pack. Essentials also imports transactions automatically. Pro, at $199 a year for the same band, adds income verification, fraud detection, one-click tax-ready reports and unlimited connected bank accounts, and it drops the renter's ACH fee and lowers the screening fee from $55 to $45. The trade-off is that free-plan savings partly move to your tenants through those fees. Landlords who would rather not self-manage can put individual units on Autopilot, the company's flat-fee management service.
Strengths
- +The free plan covers listing, screening and online rent collection
- +Paid plans are priced by unit band, $149 a year for Essentials up to 10 units
- +Autopilot lets you hand single units to TurboTenant's team
Drawbacks
- −Renters on the free plan pay a $2 fee for ACH rent and a $55 screening fee
- −Income verification and one-click tax reports need Pro
- −The landlord forms pack costs $199 on the free plan

$12 a month on the annual plan, $20 a month on the 6-month plan or $29.95 billed monthly; unlimited units; 30-day money-back guarantee
Quoted from the RentRedi pricing page on November 6, 2026:
Annual Plan $12 /month total
RentRedi takes a different approach from the free tools: there is one plan with every feature, and the only choice is the billing term. Paid annually it works out to $12 a month for unlimited properties, tenants and teammates, so a landlord with eight doors pays the same as one with a single condo. The plan covers listings syndicated to Zillow, Realtor.com, Trulia and HotPads, TransUnion screening with bank-linked income checks through Plaid, e-signed leases, rent by ACH, card or cash at retail locations, automatic late fees, maintenance tickets and accounting with tax-ready exports. Unlimited payment account connections help owners who hold properties in separate entities. The weak points are the entry cost and the lack of a trial. You pay up front and rely on the 30-day money-back guarantee, and the month-to-month rate of $29.95 is steep for one unit.
Strengths
- +One flat price covers unlimited properties, tenants and teammates
- +All 121 listed features are included on every billing term
- +Tenants get live phone support and 24/7 chat too
Drawbacks
- −No free plan or free trial, only a 30-day money-back guarantee
- −Month-to-month billing costs $29.95, more than double the annual rate
- −Screening costs the tenant $39.99, or $49.99 with income verification

- Monthly plan

Unlimited plan free for unlimited units; Unlimited Plus $9 per unit per month
Quoted from the Avail pricing page on November 6, 2026:
Unlimited Plus $9/unit Per Month
Avail is the strongest free option for leasing paperwork. Its Unlimited plan, free for any number of units, includes listings on partner sites such as Zumper, Realtor.com and ApartmentList, TransUnion credit reports with criminal and eviction checks, and lawyer-reviewed lease templates for each state with local clauses and disclosures added by its LocalAssist tool. Rent collection includes recurring payments, next-day deposits, late fees and property-specific bank accounts, and maintenance tickets can be forwarded to a pro automatically. Unlimited Plus costs $9 per unit a month and adds FastPay, waived ACH fees for tenants, custom application questions, editable lease templates, a branded property website and faster support. For one or two units that is a fair price; at ten units it becomes $90 a month, which is where flat-price tools pull ahead. On the free plan your tenants pay $2.50 per bank transfer.
Strengths
- +Free plan covers unlimited units
- +Lease templates are state specific and include local disclosures
- +Rent can be reported to credit bureaus with CreditBoost
Drawbacks
- −Tenants pay $2.50 per bank transfer on the free plan
- −Lease template customization needs Unlimited Plus
- −Per-unit pricing on Plus adds up faster than flat-price rivals
- Free plan
- Unlimited, $0 per unit
- Paid plan
- Unlimited Plus, $9 per unit a month
- ACH fee on free plan
- $2.50 per tenant bank transfer
- Card fee
- 3.5%, added to tenant payments

Starter from $15 a month billed annually ($180 a year); Growth $350 a year; Pro $600 a year; 14-day free trial
Quoted from the TenantCloud pricing page on November 6, 2026:
Starting at just $15/month, or upgrade to a premium plan
TenantCloud suits landlords who expect to grow past a few units and want one system to grow into. Every plan includes unlimited properties and listings, listing syndication, screening paid by the applicant, e-signature leases, automatic rent invoicing, autopay, late fees and maintenance requests, with apps for landlords, tenants, service pros and owners. Starter costs $180 a year and caps you at 10 leases and one bank account. Growth, at $350 a year, adds move-in and move-out inspections, a property message board and one team member, and Pro, at $600 a year, adds tax reports, bank reconciliation and a separate owner portal. Tenants pay the ACH fee, from $1.95 on Starter down to $1.50 on Pro. The interface covers a lot of ground, so it takes longer to learn than TurboTenant or Avail, and there is no free tier to stay on.
Strengths
- +Unlimited units on every plan, with limits set by active leases
- +Separate apps for landlords, tenants, service pros and owners
- +Tenant ACH fees fall from $1.95 to $1.50 on higher plans
Drawbacks
- −Starter allows 10 leases and no team members
- −No free plan, only a 14-day trial
- −Tax reports and bank reconciliation need the $600 a year Pro plan

Go plan free for 3 units; Pro $15 a month for 3 units plus $1.20 per extra unit; Pro Plus $35 a month; 14-day trial of Pro
Quoted from the Landlord Studio pricing page on November 6, 2026:
Pro $15.00 /mo Get started for free
Landlord Studio comes from the accounting side, and that shows in what it gives away. The free Go plan covers up to 3 units with listings, syndication, applications, tenant-paid screening, online rent and deposits, automated late fees, a tenant portal, maintenance requests, a receipt scanner and a mileage tracker. Pro costs $15 a month for 3 units plus $1.20 for each extra unit and adds AI-assisted bookkeeping, five bank feed accounts, automated bank rules, Xero integration, CSV exports and 20+ advanced reports including Schedule E. Pro Plus, at $35 a month, raises the limits to 10 users, 20 bank feeds and unlimited documents. The leasing side is lighter than TurboTenant or Avail, with no state lease library on the pricing page, so landlords who need lease templates may pair it with another tool. For a landlord with five units, Pro comes to about $17.40 a month.
Strengths
- +Free Go plan includes rent collection and screening for 3 units
- +Receipt scanning and mileage tracking are free
- +Clear per-unit add-on pricing above 3 units
Drawbacks
- −Go is limited to 3 units, one user and 10 documents
- −Bank feeds and Schedule E need Pro

Rentec Starter $25 a month flat for up to 10 properties; Rentec Pro and PM from $50 a month; two-week free trial
Quoted from the Rentec Direct pricing page on November 6, 2026:
Rentec Starter is a flat $25/month for those just getting started with 10 or fewer properties.
Rentec Direct is the pick for landlords who think about their rentals as a set of books first. Rentec Starter costs a flat $25 a month for up to 10 properties and 10 tenants and still includes property and tenant accounting, Schedule E reports, online applications, vacancy advertising, a tenant portal, work orders, mobile inspections, automated late fees and automated rent increases. Screening is ordered inside the system, from $14.95 for a basic criminal package to $29.45 for a package with a TransUnion credit report on Starter. Rentec Pro, from $50 a month, adds bank sync, QuickBooks sync, 1099 e-file, cash payments and free incoming ACH, while Starter tenants pay $2 per ACH payment. Support is unlimited and US-based, and setup is free. The interface shows its accounting roots, so new landlords should expect a steeper start than with TurboTenant or RentRedi.
Strengths

- +Unlimited US-based support and free personalized setup
- +Screening packages start at $14.95 on Starter
Drawbacks

Core free; Smart $20 a month on an annual plan with a 30-day trial
Quoted from the Baselane pricing page on November 6, 2026:
Smart $20/mo. on an annual plan
Baselane is a banking product first, which makes it a good fit for landlords whose main headache is mixing money across properties. The free Core plan opens unlimited property-specific checking and savings accounts through Thread Bank, with debit cards and spend controls, and ties them to bookkeeping: property-level income and expenses, a tenant ledger, rent roll and an accountant tax package with a Schedule E report. Rent is invoiced automatically with reminders and late fees, and tenants can pay by ACH or card. Smart costs $20 a month on an annual plan and adds AI auto-tagging, rules, receipt matching, balance sheets, cost segregation, shared access and 2-day rent deposits instead of 5. Baselane does not list lease templates or listing syndication on its pricing page, so landlords who need help filling vacancies will want a leasing tool alongside it. Screening is offered from $24.99.
Strengths
- +Core has no subscription or monthly account fees
- +Separate bank accounts per property simplify bookkeeping
- +Split rent payments through Livble
Drawbacks
- −Tenant ACH fee of $2 unless rent goes into a Baselane account
- −No leasing documents or listing syndication on the pricing page
- −Tenant screening is a separate charge from $24.99

Quoted from the Hemlane pricing page on November 6, 2026:
Basic Try for 14 days, then $2 /unit $30/mo (incl. $28 platform fee)
Hemlane is built for landlords who may not live near their rentals. The free Starter plan covers advertising to Apartments.com, Zillow and other sites, a full rental application, $40 tenant-paid screening with credit, criminal, eviction and income checks, and rental accounting with bank sync and cash flow reports. Basic adds lease tracking, e-signature, document storage, rent collection with late fees and no ACH fees, and private messaging, for a $28 platform fee plus $2 per unit, or $30 a month for one unit. The service tiers are what set it apart: Essential, at $20 per unit plus the platform fee, adds 24/7 repair coordination with troubleshooting and work orders, and Complete adds a management assistant who handles tenant communication. The platform fee makes Basic pricier than flat-rate tools for one or two units, so it makes the most sense when you will use the service tiers.
Strengths
- +Free Starter plan includes screening and rental accounting
- +No ACH fees on paid plans
- +Service tiers add repair coordination without switching software
Drawbacks
- −The $28 platform fee makes Basic costly for one or two units
- −Rent collection and leases are not on the free plan
- −Premium listings cost $89 for 30 days

What to check before you buy
Check who pays the fees
Free plans are often paid for by tenants. TurboTenant charges renters $2 per ACH payment and a $55 screening fee on its free plan, Avail charges $2.50 per bank transfer on its free plan, and Rentec Starter charges $2 per ACH payment. Paid tiers usually remove or lower those fees, which can matter more to tenant goodwill than the subscription price.
Price your actual unit count
Pricing models differ. RentRedi is a flat $12 a month annually for unlimited units, TurboTenant and Rentec Starter use bands up to 10 units, Avail charges $9 per unit on Unlimited Plus, Landlord Studio adds $1.20 per unit above 3, and Hemlane adds a $28 platform fee to a per-unit charge. Work out the monthly cost for the units you own today and the ones you plan to buy.
Look closely at screening
Every tool here offers credit, criminal and eviction checks, usually paid by the applicant. Fees vary: Hemlane lists $40, RentRedi $39.99 or $49.99 with income verification, and TurboTenant $45 on Pro or $55 on Free. Income verification and fraud detection are often limited to paid plans, so check them if you rent to applicants you cannot meet in person.
Decide how much accounting you need
If you file Schedule E, look for property-level income and expense tracking and a Schedule E report. Rentec Direct includes it on Starter, TurboTenant adds one-click tax-ready reports on Pro, and Landlord Studio and Stessa on their paid plans. Baselane and Stessa connect to bank accounts and offer their own banking, which helps owners who keep each property's money separate.
Confirm leases follow your state
State-specific lease templates save legal fees for small landlords. Avail includes lawyer-reviewed state templates on its free plan, TurboTenant includes unlimited leases on Essentials, Stessa includes unlimited state leases on Manage, and Hemlane includes state-specific leases on Basic. Bookkeeping-first tools such as Baselane do not list lease templates on their pricing pages.
Common questions
- What is the best property management software for small landlords?
- TurboTenant is our top pick because its free plan covers listings on 25+ sites, tenant screening and online rent, and its paid Essentials plan is $149 a year for up to 10 units. RentRedi is the best flat-price alternative at $12 a month on the annual plan for unlimited units.

- Who pays for tenant screening?
- On most platforms the applicant pays. Hemlane lists $40 per screening, RentRedi $39.99 or $49.99 with income verification, and TurboTenant $45 for Pro landlords or $55 on the free plan. Most tools also let the landlord pay instead.
- Which tool is best for rental accounting and taxes?
